Pavel Hora offers to put up his friend Jiří Pulpán. When he comes home, he finds that the owner of the building has moved Pavel out to the courtyard because he has found a love letter from him with his daughter Zuzanka. So both men set up living quarters in the courtyard. When the landlord catches Jiří with his other daughter, Pepička, he sends both daughters to the estate of his brother Sylvestr. Jiří and Pavel would like to rent a villa in the country and outfit it as a pension. When they come to take over the villa, the rent of which they have already paid, they find that the building is in ruins. So they look for lodgings for at least the night and by chance they come to the estate of uncle Sylvestr. Jiří and Pavel propose modernizing Sylvestr's estate. Though he does not agree with their idea, he has taken a liking to the eager and enterprising young men. When the parents of Zuzka and Pepička come on a visit, both men attempt to firmly establish their existence. The father no longer impedes his daughters' love interests.
